It’s common to interview several agents. A couple we know met the first agent who came to their house. He was young and very tuned in to the new real estate marketing technology. That to them was a good trait to have: Ability to use the internet to sell their house. He had an iPad slide show that outlined how he would market the house to other real estate agents and to prospective home buyers.
Another trait of a good agent is likeability. Do you like him/her? You will spend considerable time with an agent either viewing properties or talking about the selling process. It helps if you get along.
A third trait is experience. Does the agent know your area: the schools, the shopping, walking areas, and the neighborhood in general? If he/she does not know the area, how can they convince buyers to move here? Experience also means have they been selling or listing homes in your area? How long have they been in the real estate business? Youth and exuberance is wonderful, but experience may trump all.
A fourth trait to look for is availability. One agent among the Omaha Real Estate Companies the couple interviewed suggested putting the house up for sale by the first week in December to take advantage of lack of supply during the holiday season. He sold them on his ability, then told them he would be on vacation until after the first of the year, but his assistant could reliably handle everything in his absence. Maybe he could, maybe not. They decided not.
Availability can also mean by phone. Nothing can be more frustrating than not being able to reach your agent with important questions. By the way, that does not mean that your agent should be available at all hours of the day or night. It means your agent is out when you call, she will call you back within a reasonable period of time.
Finally, a proven track record and happy clients. Ask for references. Give those sellers and buyers a call. The couple found an agent who was positive, told them to sell in the first week of December, suggested a price based on comparisons in their neighborhood, told them that staging the house was very important, and had professional photos taken. Their agent was right. The house sold in two days, in the winter, for more than they were asking. Job well done!
